Estimator III
Position Overview:
The Estimator III will provide expert estimating services for various market sectors and contract delivery methods. The goal is to create estimates that ensure project success while achieving the planned profit for the company.
Key Responsibilities:
- Estimate Preparation: Review drawings, specifications, and owner documents to establish the scope of work. Attend pre-bid and project meetings, prepare RFIs, and collaborate with A/E firms for document interpretation.
- Conceptual and Detailed Estimates: Prepare detailed and conceptual estimates, working with self-perform teams to scope projects, create bid lists of subcontractors, trade partners, and suppliers, ensuring appropriate coverage.
- Takeoffs: Perform takeoffs for assigned estimates, including self-performed trades such as concrete, masonry, steel, carpentry, drywall, and millwright work, using OnCenter and BIM tools.
- Document Preparation: Prepare necessary documents for project deliverables and participate in presenting estimates to project owners and partners.
- Bidding Process: Complete the bidding process, including bid solicitation, communications, proposal evaluations, and bid evaluations.
- Design Options: Develop design options and recommend best solutions based on cost, engineering quality, or material availability.
- Estimate Coordination: Lead the preparation of all estimating and target value design functions, establish reporting formats, compile estimates, and oversee project estimates.
- Material and Equipment Estimates: Provide complete estimates for all materials and construction equipment required, confirming union labor costs.
- Bid Solicitation Management: Manage bid documents and instructions to bidders, guide the process for successful procurement and analysis, support buyout, and ensure subcontractor prequalification.
- Risk and Opportunity Assessment: Assist project and financial managers in assessing project risks and opportunities related to overall project cost, consolidating all risks and integrating them into the overall project cost.
- Strategic Project Qualification (SPQ): Analyze projects from a risk mitigation standpoint and confirm insurance requirements with legal and underwriting.
- Conceptual Estimates and Cost Models: Prepare conceptual estimates and cost models using tools like Building Catalyst and Modelogix.
- Mentorship: Provide guidance and direction to less experienced estimators to support their development.
- Estimate Upload and Documentation: Upload estimates to the system, organize all estimating documents and deliverables, and manage contract exhibits and attachments.
- Labor Rates and Productivity: Maintain knowledge of labor rates, self-perform productivities, and crew mixes using the labor rate app.
- Other Duties: Additional responsibilities may be assigned as needed.
Qualifications:
- Bachelor's Degree in Construction Management, Engineering, or a related field. Equivalent combinations of technical training and/or related experience may be considered.
- Five to eight years of estimating experience.
- Knowledge of estimating processes, including labor, material, equipment, subcontracting, general conditions, insurances, fees, permits, contingencies, and other aspects of scope of work.
- Experience in conceptual estimating and understanding of site and building systems.
- Ability to coordinate individual work efforts effectively.
- Experience with Negotiated Guaranteed Maximum Price (GMP) and Lump Sum (Hard) Bid projects.
- Proficiency in construction coding (MasterFormat and Uniformat).
- Strong skills in Excel, WinEst, On-Center - On Screen Takeoff, and scheduling software (Microsoft Project or Primavera).
- Familiarity with BIM tools such as REVIT and/or Vico is preferred.
Physical Requirements and Working Conditions:
- Frequent stationary work for up to eight hours.
- Occasional movement to access people or workspaces.
- Constant operation of a computer and other office equipment.
- Ability to communicate effectively.
- Occasional lifting of up to 15 pounds.
- Primarily an office environment with potential exposure to scents and fragrances.
- May require overtime and weekend work.
