Director of Estimating & Preconstruction
Job Description:
We are seeking a Director of Estimating & Preconstruction to support enterprise-wide estimating and preconstruction functions, collaborating with operating groups, project teams, and support staff. This role ensures standard processes and deliverables across the organization while providing leadership in preconstruction and estimating based on Lean principles and collaborative project delivery.
The ideal candidate will oversee project estimating from initial estimates through subcontract formalization, working closely with design and project management teams to maintain budgets, analyze cost alternatives, and optimize project efficiency. Additionally, this position involves managing procurement, subcontractor prequalification, and risk assessment while mentoring preconstruction staff.
Key Responsibilities:
- Lead and oversee estimating functions, including planning, preparing, and evaluating estimates.
- Collaborate with design teams to develop budget-conscious solutions and cost-saving alternatives.
- Present estimates and budgets to project owners and stakeholders.
- Support cost modeling efforts, integrating estimating and cost data into the design process.
- Manage project procurement, subcontractor prequalification, and bidding processes.
- Assess and oversee scope, cost data, and risk analysis throughout the project lifecycle.
- Provide guidance on scope changes and ensure efficient project hand-offs.
- Maintain high ethical standards and build strong relationships with clients and stakeholders.
- Coach, train, and mentor preconstruction staff.
- Implement and promote Lean practices in estimating and preconstruction.
Qualifications:
- Bachelor’s degree in architecture, engineering, construction management, or a related field.
- 10+ years of experience in construction estimating or preconstruction.
- 5+ years of leadership experience in a related role.
- Experience with GMP (Guaranteed Maximum Price) and Lump Sum (Hard) Bid projects.
- Proficiency in CSI, MasterFormat, and Uniformat coding structures.
- Experience with estimating software (WinEst, On-Screen Takeoff) and scheduling tools (Microsoft Schedule, Primavera).
- Intermediate proficiency in Microsoft O365.
- Valid driver’s license may be required.

Compensation:
- Salary range: $163,690 - $207,970 per year (dependent on experience, skills, and location).
Work Environment & Physical Requirements:
- Primarily an office-based role, requiring prolonged periods of computer work.
- Occasional lifting of up to 15 lbs.
- May require overtime or weekend work as needed.
